Programs

    Tenant Life Skills Training – Home Buyer Savings and Financial Counseling
    • Credit repair (training to repair credit, to become creditworthy)
    • Disciplined budgeting (reducing debt, by re-structuring income and expenditures)
    • Consistent savings (begin & sustain home buyer savings account with Corporation to supply 10% matching funds and enhanced interest upon achievement of savings goal)
    • Homebuyer counseling (training in how to look for an affordable home, dealing with realtors, affordable funding sources, government grant programs, etc.)


    Property Development

    • Acquire and renovate existing housing stock within target communities
    • Utilize local, state, and federal funding to structure projects where 70% of the project cost is grant funding, and 30% is financed by local mortgage
    • Purchase vacant or abandoned lots and construct new affordable rental homes
    • Joint Venture with local transitional housing agency (Inter-Faith Housing Alliance) to provide long term affordable housing for families working their way out of homelessness
Operations
    Regular Maintenance
    • Quarterly physical property inspections of every living unit
    • Professional maintenance firm on call 24 hours a day


    Board and Staff Involvement

    • Regular Board planning, evaluation, policy formation
    • Consistent volunteer involvement in property inspections and maintenance
    • Active work with property development
    • Direction and advice with fund raising
    • Tenant selection process review
    • Counseling involvement and training
